Why CRE deal teams outgrow Monday.com
Monday.com is one of the most adaptable work management tools on the market. For a marketing team running campaign calendars or an operations team tracking a hiring pipeline, it is a reasonable choice. The appeal for a CRE team is understandable: you can build a board, name your columns after deal fields, and color-code the stages. The first version looks like a CRE pipeline. The second version, after a few weeks of real use, does not.
The problem is that Monday boards are unstructured columns, not deal objects. There is no concept of a deal that has a rent roll, a T-12, a set of DD tasks, a broker contact, a lender thread, and a closing checklist all bound together. Every CRE team that tries to represent those things inside Monday ends up with three or four separate boards that reference each other through formulas or status lookups. The moment someone archives a column or renames a status, the cross-board references break and the analyst who spent two Sundays building the setup gets pulled into another rebuild.
The other failure mode is documents. CRE deals are tracked in documents: the offering memorandum, the T-12, the inspection report, the lender quotes, the appraisal. Monday does not have a real place for these. Teams end up storing documents in Google Drive or Dropbox and linking to them from Monday cards. Links rot. Folder structures diverge. Nobody can find the latest rent roll on a Thursday afternoon before an IC call, and the analyst ends up emailing the broker to resend it.
MotionCRE was designed around the CRE deal as a structured object. Every deal has a dedicated workspace for its documents, tasks, contacts, financing quotes, and workstream status. The pipeline is a view into every workspace, not a separate board the team has to keep in sync. There is nothing to configure because the CRE workflow is already in the product.
Pricing, compared
Monday.com pricing starts at $9 per user per month on the Basic plan and $12 per user per month on the Standard plan, both billed annually. The CRM product is priced separately. Most CRE teams end up on Standard or Pro to get the automations and dashboards they need, which puts the real per-seat cost closer to $19 per user per month.
MotionCRE pricing starts at $99 per month for the Solo plan, which includes every feature: pipeline management, deal workspaces, file storage, task management, contact management, financing tracker, deal rooms, and the AI Associate. The Team plan is $179 per month for up to three seats. The Business plan is $299 per month for five seats, with per-seat add-ons available for larger teams.
The honest comparison is not the headline per-seat number. It is the total cost of running a CRE team. With Monday.com you are typically paying for the work management platform, a separate CRM, a separate file storage tool, and the analyst hours spent configuring and maintaining all three. MotionCRE replaces that stack with one system and one bill.
Who each product is for
If your team runs a general-purpose workflow, Monday.com is a solid pick. Marketing teams, HR teams, and operations teams across many industries run on it and get good value from the platform.
If your team runs commercial real estate deals, MotionCRE is the better fit. You stop configuring columns to approximate deal fields, stop rebuilding boards every time the CRE workflow evolves, and stop hunting through Drive folders for the latest version of a rent roll. Every document, task, contact, and lender quote lives on the deal itself, and the team treats the workspace as the source of truth.
Common questions
MotionCRE is purpose-built for commercial real estate deal teams. Monday.com is a general-purpose work management tool. For any CRE-specific workflow, including pipeline tracking, deal files, task management, and financing, MotionCRE replaces Monday.com with a system that understands the CRE deal as a structured object out of the box.
