Why CRE teams outgrow Excel pro formas
A commercial real estate pro forma lives in Excel for a reason. The flexibility, the formulas, the sensitivity tables — Excel is still the best tool on earth for building a one-off underwriting model. The problem is not the model itself. The problem is what happens when the model needs to be shared, updated, and referenced by more than one person over the life of a deal.
The pattern every CRE team recognizes: the analyst builds v1 of the pro forma. The principal makes edits in v2. The associate drops a new rent roll in and rebuilds v3. The lender asks for a version with different assumptions and the team sends v4. By the time the deal is in committee, nobody is certain which version everybody is looking at.
