Why CRE teams look beyond Asana

Asana is a well-built general-purpose work management tool used by product teams, marketing teams, and operations teams across many industries. If your work is a series of tasks with owners and deadlines, it works fine.

Commercial real estate is different. A CRE deal is not a task. It is a structured object with dozens of attributes: purchase price, cap rate, unit count, square footage, broker, lender, closing date, inspection status, financing contingency, and so on. The deal has its own workspace: an offering memorandum, a rent roll, a T-12, inspection reports, and lender quotes. It has contacts: the broker, the seller's attorney, the property manager, the environmental consultant. It has a pipeline: sourcing to screening to LOI to DD to closing, with workstreams running in parallel.

Asana can be configured to track some of this. Teams create custom fields for purchase price, set up project templates for DD, and build dashboards to approximate a pipeline. The configuration takes weeks, depends on one internal champion, and breaks the moment someone adds a non-standard deal. More importantly, the tool never really thinks in CRE terms. Files are scattered. Lender quotes live in attachments. Contacts live in a separate CRM. Reporting is a one-off export.

MotionCRE starts with the CRE deal as the central object and builds the pipeline, workspace, documents, tasks, contacts, and financing around it. There is nothing to configure because the system already understands what a deal is.

Pricing, compared

Asana offers a Starter plan at $13 per user per month and an Advanced plan at $31 per user per month, billed annually. Both are generic work management plans. Neither includes any CRE-specific functionality, and most CRE teams end up on the Advanced plan or higher to get the custom fields and reporting they need.

MotionCRE pricing starts at $99 per month for the Solo plan, which includes everything: pipeline, deal workspaces, file storage, task tracking, contact management, financing tracker, deal rooms, and the AI Associate. The Team plan is $179 per month for up to three seats. The Business plan is $299 per month for five seats with per-seat add-ons available.

On a straight per-seat comparison, Asana can look cheaper. But the real cost comparison includes the time spent configuring Asana into a CRE workflow, the handful of add-on tools most Asana-based teams end up stacking on top (a CRM, a file storage tool, a BI tool), and the weeks of onboarding every new hire needs to navigate the custom setup.

Who each product is for

If your team runs a generic workflow, like marketing campaigns, product roadmaps, or cross-functional initiatives, Asana is a perfectly good tool. It is designed for that. You will get more out of it than you would out of a CRE-specific platform.

If your team runs commercial real estate deals, MotionCRE is the better fit. You do not need to configure a generic tool into a CRE workflow because the CRE workflow is already there. Every field, every workspace, and every report is designed for how CRE teams actually work. You get your team onboarded in minutes instead of weeks, and you stop paying for features you will never use while missing the ones you actually need.
