The Notion alternative for commercial real estate deal teams
Notion is a flexible workspace for documents and databases. It is not a CRE system. If you are trying to run your deal flow inside a Notion template, you are doing the work of a product team and the work of a deal team at the same time.

Why CRE deal teams look beyond Notion
Notion is one of the most successful productivity tools of the last decade. It combines a clean document editor with a flexible relational database and a clever linked-database architecture. For teams that want to build their own internal systems, it is excellent. For commercial real estate deal teams, it is a blank canvas that looks like a finished product until the team tries to actually run on it.
The first issue is that Notion is a toolkit, not a system. A CRE team that adopts Notion has to design the deal database, the pipeline view, the deal workspace template, the task tracker, the contact list, and the reporting dashboard. That design work is substantial, and it never really ends. Every time a new workflow comes up, someone has to update the template, migrate existing deals, and retrain the team. The analyst who built the original setup becomes the unofficial Notion administrator and spends ten hours a week on maintenance that produces no deal value.
The second issue is documents. Notion can store files as attachments, but it is not a document management system. There is no real version control, no deal-scoped document search, and no secure way to share a subset of documents with an external lender or equity partner. CRE teams typically end up storing their actual deal documents in Google Drive or Dropbox and using Notion as a glorified index. That introduces the same brittleness any two-system setup has: the index and the documents drift apart, and the team stops trusting both.
The third issue is that Notion does not understand what a CRE deal is. It does not know that a deal has a rent roll that should be versioned, a lender quote list that should be compared side by side, a DD checklist that should have owners and deadlines, and a closing sequence that should be auditable. Every one of those things is something the team has to build inside Notion and maintain forever.
MotionCRE ships with all of that already wired together. The deal object is real. The workspace is real. The pipeline, tasks, contacts, files, financing tracker, and deal rooms are first-class features designed specifically for how CRE teams work. There is no template to configure and no internal admin role to staff.
Pricing, compared
Notion has a personal tier at no cost, a Plus plan at $10 per user per month, a Business plan at $18 per user per month, and custom enterprise pricing. Notion AI is priced separately at $10 per user per month. A CRE team of five on Business with Notion AI lands around $140 per month.
MotionCRE pricing starts at $99 per month on the Solo plan, with every feature included: pipeline, deal workspaces, file storage, task management, contact management, financing tracker, deal rooms, and the AI Associate. The Team plan is $179 per month for up to three seats. The Business plan is $299 per month for five seats.
On raw per-seat math Notion can look cheaper. The real comparison includes the time a team spends designing and maintaining the Notion setup, plus the additional tools (a file storage platform, a dedicated data room, and a separate CRM) most Notion-based CRE teams end up running alongside it. That stack quickly costs more in tools and far more in operations time than MotionCRE does on its own.
Who each product is for
If your team wants a shared workspace for meeting notes, internal wikis, project planning, and ad-hoc databases, Notion is one of the best tools available. It is designed for that, and it will serve a wide range of workflows well.
If your team runs commercial real estate deals and wants a system that already understands what a deal is, MotionCRE is the better choice. You stop spending weekends tuning a Notion template and start treating the deal workspace as the source of truth for the actual work. Your team gets onboarded in an afternoon, and you never lose another rent roll in a page hierarchy three levels deep.
Common questions
MotionCRE is purpose-built for commercial real estate deal teams. Notion is a general-purpose workspace for documents and databases. For any CRE-specific workflow, MotionCRE replaces Notion with a system that already understands the CRE deal as a structured object.
